- 92 acres more or less (12 acres tillable with 85 CSR, 80 acres timber and brush, 1 lake, 1 pond and river)
- $161,000 ($1,750.00/acre)
- Located 15 minutes southeast of Bedford, Iowa; 25 minutes southwest of Mount Ayr, Iowa; 1 hour and 40 minutes from Des Moines, Kansas City and Omaha.
- 12 acres tillable and 80 acres pasture currently rented- good income.
- Marketable timber predominately oak with hickory and walnut.
- 1 lake, 1 pond.
- Nice size river runs along northeast portion of the farm along with 2 wet weather creeks that wind through the timber.
- Mature timber, tillable, cedar patches, brush choked draws, river and lakes all provide habitat for whitetail deer, wild turkey and small game.
- Property has awesome hunting potential with many funnel locations.
- 12 acres tillable would make a early/late season food plot location to die for.
- Several open areas that would make great "hunting plots".
- Saw about 20 deer and one bachelor group of 6 bucks, picked up one shed off a 150" buck! I'm telling you guys this piece is a honey hole!
- Property to the south is managed for trophy whitetail deer.
- Saw several flocks of wild turkeys while walking the property.
- Several steep ditches create great funnels at the top and bottom.
Timbered areas have nice undergrowth providing excellent food and cover for deer and other wildlife.
- Farm is located in a large section and is very secluded with no road frontage.
- Water and electric are at the road.
Owen's comments: This farm is an absolute hunter's paradise!! A 263" buck was taken just a few miles from here in 2008. Whitetail deer and wild turkeys were all over this piece when I walked it, man, does it have some great funnel areas. I am certain you could take some great bucks off the property just the way it is but if you planted some food and left it standing all season I think the hunting would be hard to beat anywhere in the country! The area to the south is trophy managed for minimum 140" deer. If I was buying the farm I would look into buying a small piece to the north to access the farm from a different directions to cover all wind directions. Considering all the possibilities this farm has, and to go along with the excellent hunting it's not going to last at this price!
